Andy Lockwood is a 44 year veteran of the commercial real estate business. In 1979, Andy joined the Property Management division of Hines, managing office buildings and rising to the level of Group Manager at The Lake on Post Oak. In 1984, Andy joined Benton/Gould Properties where he sold raw land and commercial property. Beginning in 1987, Andy served in several capacities at a firm which became CBRE's Capital Markets division; first, in asset management as an advisor to Teacher Retirement System of Texas on its commercial loan and equity real estate where he negotiated loan workouts and liquidated foreclosed real estate, then reporting to lenders on their mortgage loan collateral and finally in arranging $46,000,000 in commercial mortgage loans before leaving CBRE in 2001. In 2002, Andy joined the Investment Group of Grubb & Ellis where he marketed and sold Texas apartment properties, multi-housing development sites, undeveloped land for commercial purposes, hospitality properties and financing commercial real estate. In 2008, Andy became an independent real estate broker and advisor, specializing in commercial land sales and farm & ranch properties in Houston and Chambers County where the economies are driven in large part by the energy industry.
Chambers County & Liberty County land sales. Since 2011-12, Andy has has sold more than 10,000 acres of land in Chambers and Liberty Counties, where the economy is driven in large part by the energy industry, including industrial and commercial development properties, farm & ranch and recreational properties.
Grubb & Ellis Investment Group. From 2002 through 2008, Andy sold and financed $57 million of real estate, including a 434 room full service hotel in Fort Worth, TX, a 517 unit Class C apartments in Pasadena, TX, a 145 bed Galleria area assisted living facility for redevelopment into a 200 unit Class A senior housing property, 10 acres of land on NASA Road 1 for development into a mixed use retail/commercial, a 2.25 acre site in Midtown Houston for medical development and 13 acres of land for tax credit multifamily use.
CBRE. From 1998 to 2001, Andy was involved in financing $46,000,000 of commercial real estate, including multifamily, office, retail and land development. In 1997, Andy managed the Collateral Review process for CBRE's servicing portfolio and from 1987 through 1996, Andy provided asset management services to Austin based Teacher Retirement System of Texas (TRS) on its commercial loan and equity real estate in Texas, Colorado and Georgia, directing selection/oversight of on-site management firms, serving as liaison between TRS and its third-party management companies in developing business plans, reviewing operating and financial statements, budgets and leases, refurbishing multifamily and office properties, including an extensive upgrade to a 34 story luxury high-rise apartment property in Atlanta, a $25 million upgrade to an Austin CBD office property, reviewing loan disbursements and restructures, monitoring bankruptcy proceedings, conducting foreclosure sales, preparing disposition plans and property/market reports. Assets included: Class A multifamily in Atlanta Club Tower (suburban luxury high-rise) and Plantation Heights (suburban garden style); Class A office San Jacinto Tower (Dallas CBD), Frost Bank Plaza, One American Center & Capital Center (Austin CBD), Sage Plaza (City Post Oak Houston); Southwest Plaza Regional Mall (Denver).
Benton/Gould Properties. From 1984 to 1987 Andy worked at Benton/Gould, a Houston commercial real estate brokerage firm where he negotiated raw land and commercial property sales.
Hines. From 1979 to 1984 Andy served as Manager and then Group Manager at Hines. Andy supervised management operations, prepared annual operating budgets, managed tenant relations and in 1982 he became the Group Manager for The Lake on Post Oak, a three building, 1,250,000 SF, Class A office park in Houston's Galleria area.
